Advisory Opinion 18 provides a real estate Automated Valuation Model (AVM) that offers professional AVM services to clients. The AVM will give an estimated value range for your property with closed sales data. Use the data however you wish. 


Advisory Opinion 18, which provides guidance on using AVMs, was added to the Uniform Standards of Appraisal Practice ("USPAP") around 1995. USPAP is the set of rules that appraisers must follow. 


Every real estate website that provides an estimated price utilizes an AVM. Mine provides closed sales prices, which aren't currently available in Texas. 


Advisory Opinion 18 is available for most residential (singly family, condominiums, and townhomes) and some commercial properties. Email or text all commercial orders. 


The turnaround time for an AVM is usually within a few days; most are completed within 24 - 72 hours after the AVM is ordered. Time may vary depending on volume during peak season.  Please text 469-249-2324 for questions. 


Please respond to your order email with the name of the person who referred you (if not apparent with a coupon code. I will confirm the order and send the funds via Zelle, PayPal, Venmo, or Cash App. Referrals are paid on actual orders and not website visits, usually by the end of the month. Referrals are paid based on the gross amount and not the net amount. 


For example, if paid via Zelle, you will receive the full amount because Zelle takes no fees out. PayPal, Cash App, and Venmo take a % of the gross amount as the transaction cost. 


That is a lesson on how "concessions" work in a real estate transaction. 


Our standard referral fee is typically $25 on all AVM orders with raw comparables. These are usually for AVM-type assignments. Referrals generally are capped at $500 per individual per year. Commercial referral fees can vary. 


The order will be canceled, and you will receive your money back. If you still want the raw sales data, that can be handled via email at a reduced fee. 


You can use the data any way you wish. By USPAP, I can only provide raw sales data. I don't limit the data by category other than proximity and type. The data I will provide is the raw sales data for 2024. 2023 raw sales data is also available by request. If you want more current information (for example, if you are using the data to sell your home), please email. 


Most Clients like that I provide the closed sales price for the closed transactions, as this information is not publicly available. The MLS transaction number is also provided. Then you can look up more information on your favorite real estate portal (website) by searching the MLS #.
